I'm excited to share that Evergreen Investments has officially partnered with Blue Eyed Capital. This is a significant step forward in our capabilities as we continue to expand our private debt and other alternative investments.

This partnership brings together two strengths: Blue Eyed Capital’s lending track record and Evergreen’s operational infrastructure. Together, we’re building a system designed to deploy capital with discipline and scale responsibly.



Who is Blue Eyed Capital


Blue Eyed Capital is led by Jon Weiskopf, an Engineer and real estate professional with over 20 years of experience. Before private lending, Jon spent 10 years as the head engineer at Apple, where he oversaw their retail development sector. He's operated and invested in commercial real estate across multiple cycles, and over the last three years, he's loaned $2.9 million using his own capital with zero defaults and an average annual return of ~38%.

The discipline behind that performance, and the focus on structure and risk management, was a major reason this partnership made sense.



Why Partner Now


Jon and I have known each other for a few years. We initially worked together on a development project, and through that process saw how well our skill sets fit together. He brings lending expertise and a strong track record across private debt transactions. I bring operational judgment, along with the systems and underwriting framework needed to assess risk beyond the spreadsheet.


My background is rooted in alternative investments, and much of my work has lived at the intersection of operations and capital. From mobile home parks to workforce housing development and complex, regulated projects, I’ve spent my time inside the business—building infrastructure, working closely with operators, and stepping in where execution or systems were the constraint. That ability to add value beyond capital was a key factor in Blue Eyed Capital’s decision to partner with me.


The result is a system that allows us to evaluate more opportunities, deploy capital efficiently, and manage complexity without compromising our standards.
