The launch of Blue Eyed Private Debt Fund I is now live!

After months of structuring and pipeline development, we're now actively raising capital and deploying into real estate debt opportunities.




Blue Eyed Private Debt Fund I is designed to generate predictable, quarterly income through carefully underwritten real estate loans. The fund focuses on a niche that's consistently overlooked by traditional lenders: Earnest Money Deposit (EMD) loans and Gap loans.


EMD Loans provide short-term financing to real estate developers and operators who need to secure a property quickly. These loans cover the earnest money deposit required to lock in a deal while the borrower arranges permanent financing. They're typically 30 to 90 days in duration, collateralized, and structured with clear exit paths.


Gap Loans fill the space between a borrower's existing capital and what's needed to close or complete a project. These are common scenarios where timing, equity shortfalls, or funding sequencing create temporary capital gaps. Our gap loans are short-term, collateralized, and underwritten with the same discipline as our EMD loans.


Both loan types share key characteristics: they're short in duration, secured, and address specific execution needs that larger institutions either can't or won't serve efficiently.



Fund Structure


The fund is structured to offer flexibility for different types of investors while maintaining proper alignment.


Key Details:

  • Target raise: $5 million

  • Target returns: 8% to 11% annualized, depending on share class

  • Loan terms: Typically 6 months or less

  • Investor lockup: 12 months

  • Distributions: Quarterly

  • Minimum investment: $15,000

  • All loans are collateralized

  • We're co-investing 10% of the fund alongside our investors



Why This Fund, Why Now?


The EMD and Gap loan niche is underserved. Traditional lenders move too slowly and hard money lenders often price themselves out of deals. We sit in the middle: fast execution, reasonable pricing, and rigorous underwriting.


Our pipeline at launch includes multiple loans ready to be funded, and we're actively evaluating new opportunities.
